Hey, gang, this is Mike with My Real Estate DOJO. A quick tip today is about the one thing you should do in your business if you are a new business owner, if you are a new investor or realtor- it doesn’t matter. The most important thing in a business is sales.

Sales are then broken down into two parts, number 1 is lead generation and number 2 is closing the deal. Simple, now I was just meeting with one of my students and she was talking about, she has to do Facebook, he has to do photos (taking the pictures), she has to do editing, x, y, z and so. She has so many things to do.

I said ‘Hey, let’s hit the breaks. The only thing you have to do right now is sales and sales are going to be divided into two parts’. You are going to do lead generation, which you are doing right now and you are getting a lot of leads and number 2 is now you’ve got to call and close these deals, because when the money comes in from the sales, then you can hire a Facebook marketer or social media marketer.

Then you can hire a photographer, then you can hire a photo editor. The most important thing in a business, a moving business and being an investor, the most important thing is to generate leads. Once you generate leads, now you’ve got to go up there and learn about negotiation and learn about creating win-win situation.

If you focus on creating a website, if you focus on how to do your taxes correctly and all this other stuff, then you are never going to be able to turn nothing into something. The secret of turning nothing into something is through sales and lead generating and closing.

That’s it! You don’t need money, you don’t need credit, you don’t need a college degree, you don’t need none of that shit. All you need is burning desire, willing to fucking work hard and hustle and bustle.
