The best way I like to negotiating with real estate property owners is to be honest with me but at the same time go out of my way to solve their problem and create a win-win.
Negotiated a seller finance deal with a motived home owner will require me to ask them open end questions to learn about their situations just like a doctor ask you question when you visited them when your sick.
At the same time to negotiating seller financing deal with motivated property owner require I have Basic understand of how to structure deals to create win-win. Plus to negotiated subject to real estate Investing I have to be able to qualify seller from motived home owners to non motivated home owners.
If I fell to filter out sellers to find if they are motived or not they will close me a lot of pain and suffer down the line as 100% o non motivated seller will say NO to a owner financing, seller financing offer.
